Making Tax Digital for Income Tax Self-Assessment (MTD for ITSA)

What is MTD for ITSA? 

From 6 April 2026, many landlords and self-employed people must keep digital records and submit quarterly updates to HMRC using approved software. It’s a change to how you track and report income — but we can help make it simple. 

 

Who is affected? 

  • From April 2026: gross income over £50,000 

  • From April 2027: £30,000 – £50,000 

  • From April 2028: £20,000 – £30,000 

Gross income = total income from self-employment and property before expenses. Employment, pensions, dividends don’t count. 

 

What you need to do 

  • Keep digital records – via HMRC-approved software or bridging tools. 

  • Submit quarterly updates – every 3 months. 

  • End of Period Statement (EOPS) – finalise your accounts each year. 

  • Final Declaration – replaces the Self Assessment tax return. â€‹

Key deadlines (assuming calendar quarters) 

  • 1 Apr – 30 Jun → due 7 Aug 

  • 1 Jul – 30 Sep → due 7 Nov 

  • 1 Oct – 31 Dec → due 7 Feb 

  • 1 Jan – 31 Mar → due 7 May 

  • Final Declaration → 31 Jan following the tax year 

Missing deadlines can trigger HMRC penalties.

Examples 

1. John the landlord 

  • Gross rental income: £55,000 per year 

  • Effective from: 6 April 2026 

  • What he does: keeps digital records of rent and expenses, submits 4 quarterly updates to HMRC, and files an End of Period Statement plus Final Declaration by 31 January. 

2. Sophie the designer 

  • Self-employed designer 

  • Gross income: £28,000 

  • Effective from: 6 April 2028 

  • What she does: tracks her income digitally, prepares for quarterly updates once the threshold is reached, and completes her End of Period Statement and Final Declaration in line with HMRC deadlines. 

3. Mike the tradesman with multiple income streams 

  • Self-employed joiner: £35,000 gross income 

  • Rental property: £20,000 gross income 

  • Total gross income: £55,000 → above 50k threshold 

  • Effective from: 6 April 2026 

  • What he does: uses HMRC-approved software to combine his self-employment and property income, submits quarterly updates for both streams, ensures the End of Period Statement reflects all income and expenses, and submits Final Declaration. 

  • Benefit: avoids penalties and has a clear digital record of all income sources.
